For your property's protection and our crew's safety, the property owner is responsible for telling us about, and where applicable marking, anything hidden or fragile before we start — including sprinkler and irrigation heads, invisible pet fences, buried wiring or cable, septic lids, low-voltage landscape lighting, drain lines, and any plantings you don't want touched. We also ask that pets, children, vehicles, toys, hoses, and yard décor be cleared from the work area before we arrive. We can't be responsible for damage to unmarked, buried, or concealed items we had no way of knowing about.
Soft washing and exterior surfaces
Exterior cleaning carries real, unavoidable risks that exist regardless of how carefully the work is done, because they come from the condition of the surface rather than the cleaning method. By having exterior cleaning performed, you acknowledge that:
- Older, previously damaged, poorly installed, or already-failing surfaces — including oxidized or brittle siding, failing paint or stain, deteriorated caulk or glazing, damaged window seals, aging roofing, and soft or rotted wood — may be further affected by cleaning, and pre-existing damage often only becomes visible once dirt and growth are removed.
- Cleaning may reveal permanent staining, discoloration, etching, or wear underneath. Removing what's on top of a stain doesn't remove the stain, and results can be uneven where the underlying surface is uneven.
- Water intrusion can occur through gaps, unsealed penetrations, damaged seals, or improperly installed windows, doors, siding, and trim.
- Cleaning solutions can affect nearby plants and grass despite rinsing and precautions.
- Not every stain comes out. Some organic growth, rust, oil, tannin, and mineral staining is permanent or requires treatments beyond what we offer.
We'll point out concerns we spot before starting whenever we can. If we believe a surface is too fragile to clean safely, we'll tell you and decline that portion of the work rather than risk it.
Results and conditions

Access and scheduling
By scheduling service, you confirm you own the property or are authorized to approve work on it, and you're granting us permission to enter it to perform the agreed work. Scheduling is weather dependent; rain, storms, drought restrictions, and unsafe conditions can push a visit, and we'll let you know when that happens.
5. Insurance and licensing
We carry the insurance and hold the licenses or registrations required for the work we perform in the areas we serve. If you'd like specifics — coverage, certificate of insurance, or license details — just ask and we'll provide them.
