Soft washing vs. pressure washing
People use the two terms interchangeably and they are not the same thing. The difference matters enormously for whether your house comes out clean or comes out damaged.
Pressure washing relies on force. High-pressure water physically blasts dirt off a surface. That's genuinely useful on solid concrete, but pointed at vinyl siding, wood, shingles or older paint, that same force drives water behind the surface, strips finish, and etches or gouges anything soft.
Soft washing relies on chemistry and dwell time instead. Cleaning solution is applied at low pressure, closer to a garden hose than a jet, and left to break down the organic growth, then rinsed away. It kills the algae and mildew at the root rather than knocking the top layer off, which is why a soft-washed surface stays clean substantially longer.

Even then, the correct pressure depends on the age and condition of the surface, not on how fast we want to be done.
Why houses here get green and black
Southeast Tennessee gives exterior growth close to perfect conditions: long humid summers, heavy tree cover, and mild winters that never really kill anything off. If you've noticed your house looking dingier every year, that's not dirt building up. It's alive.
- Green streaking on siding is usually algae, and it shows up worst on north-facing walls and anywhere shaded by trees, because those surfaces stay damp longest after our afternoon storms.
- Black streaks running down a roof are typically gloeocapsa magma, a hardy algae that feeds on limestone filler in asphalt shingles. Pressure washing a roof to remove it will void most shingle warranties. Soft washing is the manufacturer-sanctioned method.
- Slick green concrete around shaded driveways and north-side walkways is an actual slip hazard, not just an eyesore.
- Pollen season here coats everything, and once it mats down with rain it becomes a food source for the growth that follows.
Left alone, organic growth holds moisture against your siding and shingles, which shortens how long they last. Cleaning is cheaper than replacing.

Common questions
When will soft washing actually be available?
We haven't set a public date, because we would rather launch late than launch badly with the wrong equipment. Join the waitlist and you'll hear from us directly the moment we start booking.
Will it hurt my plants?
We pre-wet and rinse landscaping around the work area, which handles the large majority of the risk. Being honest: cleaning solutions can still affect sensitive plantings despite precautions. If you have something you especially care about, point it out before we start and we'll take extra steps or work around it.
Will it damage my siding or windows?
Done correctly at low pressure, soft washing is far gentler than pressure washing. But older, brittle, previously damaged or poorly installed surfaces carry real risk that comes from their condition rather than the method, and pre-existing damage often only becomes visible once the dirt is gone. We'll flag concerns before starting, and if we think a surface is too fragile to clean safely we'll say so and decline that part of the job. The full disclosure is in our Terms of Use.
How long does it stay clean?
Because soft washing kills growth at the root instead of just knocking it off, results typically last considerably longer than a pressure-wash. How long depends on shade, tree cover and which direction the wall faces. A shaded north wall greens up sooner than a sunny south one.
Does every stain come out?
No, and anyone promising otherwise is selling you something. Organic growth generally comes off well. Rust, oil, tannin bleed and deep mineral staining are often permanent or need treatments beyond exterior cleaning. We'll tell you which is which before you spend money.
